Appointed in partnership with A&N Wolfe, our team is delivering comprehensive client side project management services for a new Retail / Bulky Goods Premises at 2 Winepress Road, Branxton ensuring this significant infrastructure opportunity is brought to successful completion within the Cessnock LGA.

Location

Branxton sits within the Cessnock Local Government Area, part of the broader Hunter Valley industrial corridor that also takes in Kurri Kurri, Cessnock and Maitland. Proximity to the Port of Newcastle, the New England Highway and the Hunter Expressway makes the Hunter Valley one of NSW's premier industrial and logistics corridors, and the Cessnock LGA is at the forefront of that expansion, with strong demand from logistics operators, tradespeople and retailers seeking cost-effective alternatives to metropolitan industrial parks.

Development Type

The project is a Retail / Bulky Goods Premises, which in NSW planning terms is a "specialised retail premises" rather than a standard "warehouse or distribution centre." That distinction shapes the whole project: bulky goods uses carry different zone permissibility, materially higher parking rates, and a traffic assessment that has to account for customer visits at retail hours as well as the heavy vehicle movements typical of a warehouse.

Blackark's Role

Blackark is engaged as client-side project manager, acting as the owner's representative across design, approvals and construction, as one accountable manager holding budget, program and quality on the owner's behalf. The scope covers feasibility and business case, development strategy, budget and cash flow control, consultant and builder procurement, DA and CDC approval strategy, program and risk management, superintendency, variation and contract management, and handover and close-out, reported to the owner monthly.

Scope & Status

Both DA and CC approvals for the site are in place. The project commenced in October 2025, and construction is now underway: benching works are complete and earthworks are progressing on site, ahead of the building's steel portal frame and cladding.
